How to verify an Energieausweis is genuine and current (registries and codes banks accept — Sep 2026)
Step-by-step guide for foreign buyers and expats on checking an Energieausweis is legally issued and still valid as of 21 September 2026: which law requires a DIBt Registriernummer, what to read on the certificate, and how lenders will normally treat it.
Quick answer (what counts on 21 September 2026)
A legally valid Energieausweis issued under the German Gebäudeenergiegesetz (GEG) must carry a Registriernummer issued via the GEG Registrierstelle. That Registrierstelle is operated by the Deutsches Institut f fcr Bautechnik (DIBt). There is no public lookup database for third parties; the Registrierstelle is used for official sample checks and to assign the number to the issuer. For buyers and lenders the two immediate checks are: the certificate shows a Registriernummer, and the issue date is within the statutory validity period. (Legal basis: GEG, and practical implementation by the DIBt registrierstelle.)
Legal basis and where the numbers come from
The legal obligation to obtain a registration number for each Energieausweis or inspection report is written into the GEG. The law requires the issuer to apply for a Registriernummer at the Registrierstelle when they create a certificate and to keep copies of the issued certificate and the files used to produce it for two years (GEG provisions on registration, record retention and sample controls). The DIBt operates the technical registrierstelle and explains that the system does not hold or publish full, object-specific public records — the central role of the service is number assignment and administrative control, not a public search portal.
What to read on the Energieausweis (checklist)
1) Registriernummer: the certificate should show a Registriernummer assigned via the GEG-Registrierstelle. The registriernummer ties the document to the official process. 2) Issue date and validity: check the issue date. Under the GEG the normal maximum validity for an Energieausweis is ten years from issue (check the certificate type for any shorter rules). 3) Certificate type: the document clearly states whether it is a Bedarfsausweis (calculated demand certificate) or a Verbrauchsausweis (consumption certificate); the two are different documents and lenders sometimes prefer a Bedarfsausweis for technical due diligence. 4) Issuer identity and qualification: the issuer name and contact must be present; issuers who produce valid GEG certificates will normally be registered on or verifiable through expert lists and professional registers used by dena and by local authorities.
How to verify authenticity in practice
Step 1 — demand the full PDF (not a photo): the complete certificate shows the Registriernummer, issue date, address and issuer signature. Step 2 — check the Registriernummer format and presence: the registriernummer is assigned by the DIBt Registrierstelle; absence of a registriernummer should prompt a formal request to the seller for a compliant certificate. Step 3 — verify the issuer: ask for the issuer's professional ID or registration (many issuers participate in the dena efficiency-experts systems and other professional lists). Step 4 — ask for the underlying data: as permitted by the seller, request the data used to produce the certificate or a written confirmation from the issuer that the certificate was produced following GEG rules. Step 5 — when in doubt, instruct a technical expert (Energieberater) to inspect the building and the certificate; the GEG and DIBt foresee sample checks by authorities, but there is no public lookup a buyer can use to query every registriernummer centrally.
Banks and lenders: what they look for (and what you should bring)
As of 21 September 2026 there is no single public federal lookup service a bank can use to validate every Energieausweis. Lenders therefore base acceptance on: (a) a GEG-compliant certificate bearing a Registriernummer from the DIBt Registrierstelle; (b) a clear issue date within the statutory validity period; and (c) a verifiable issuer. Practically, when you apply for finance bring the full Energieausweis PDF, the issuer contact details or registration proof, and — if available — the underlying calculation or consumption data. If a lender requires further assurance they will ask for a technical assessment or a fresh Bedarfsausweis. If you need a lender-specific rule (for example for a public funding product), ask the lender or the funding body directly because requirements vary.
