Berlin

Roughly 85% of Berliners rent, which makes the city a landlord’s market in volume and a regulated one in law. Prices corrected hard from the 2022 peak and have moved sideways since. Government, tech and a permanent inflow of students and creatives underwrite demand; rent control (Mietpreisbremse) and a conversion ban in many districts shape what you can actually do with a building.

Watch for

Umwandlungsverbot — converting rental blocks into individual condos is restricted across most of the city.

Munich

Munich prices what scarcity is worth. Vacancy is effectively nil, incomes are the highest of any German city, and the surrounding employers — BMW, Siemens, Allianz, MunichRe, a large insurance and biotech cluster — are not going anywhere. Yields are correspondingly thin: you buy Munich for capital preservation, not for cash flow. Bavaria also levies the lowest transfer tax in the country at 3.5%, which is worth real money at this price level.

Watch for

At 3.5%, Bavaria’s transfer tax saves roughly €30,000 on a €1m purchase versus North Rhine-Westphalia.

Hamburg

Germany’s second city runs on trade, media and logistics, and its wealth is old and quiet. The Elbe-facing streets of Blankenese and the Alster villa belt are among the most expensive addresses in the country. HafenCity — Europe’s largest inner-city development project — has added a whole new quarter of new-build stock at the waterfront, which is where most internationally marketed product sits.

Watch for

Waterfront new-build carries a visible premium over comparable stock two streets inland.

Frankfurt

Home of the European Central Bank, the Bundesbank, Deutsche Börse and the largest office market in Germany. The population is small relative to its economic weight, and the international share is the highest of any German city — which makes the rental market unusually liquid at the top end. Frankfurt is also the only German city that builds residential towers at scale.

Watch for

Corporate-relocation tenants dominate the prime rental segment — short leases, strong covenants.

Cologne

Cologne gives you A-city liquidity at B-city pricing. Media, insurance and a very large student population keep rental demand steady, and the city has been building less than it needs for a decade. The trade-off is North Rhine-Westphalia’s 6.5% transfer tax — the highest bracket in Germany — which meaningfully raises your entry cost.

Watch for

6.5% transfer tax is the highest band — budget 12% all-in on closing costs, not 8%.

Düsseldorf

The administrative capital of Germany’s most populous state, and the headquarters city for a dense cluster of trade fairs, advertising, fashion and telecoms. Düsseldorf hosts the largest Japanese community in continental Europe and a substantial Korean one, which sustains a specific and reliable premium rental niche. Oberkassel and the Rhine-facing streets are the prime addresses.

Watch for

Furnished corporate lets around Oberkassel and Niederkassel command a consistent premium.

Stuttgart

Mercedes-Benz, Porsche and Bosch all sit within the metro area, and household incomes reflect it. The city is built into a steep basin, so developable land is genuinely constrained — one of the few German cities where topography, not policy, is the binding limit on supply. The counterweight is a real economic concentration risk: the region’s fortunes track the automotive transition closely.

Watch for

Single-industry exposure. Stress-test rental demand against the automotive cycle.

Leipzig

Leipzig has added residents faster than any other German city of its size for a decade — from a very low base, having lost roughly a third of its population after reunification. Prices sit at around a third of Munich’s, which is what makes the yield arithmetic work. Schleußig, the Waldstraßenviertel and Gohlis-Süd are the addresses that command a premium.

Watch for

Incomes remain well below the western average, which caps rent growth. Underwrite on today’s rents.

Dresden

Europe’s largest semiconductor cluster is here: Infineon, GlobalFoundries, Bosch and TSMC’s European fab have all committed capital to the region. That is an unusually concrete demand driver for a market this size. The old town is a post-war reconstruction; the money is on the Elbe hillside in Loschwitz and Blasewitz.

Watch for

The chip cluster is one employer base, and a heavily subsidised one. Subsidies can stop.

Nuremberg

The Nuremberg–Fürth–Erlangen conurbation is close to 1.3 million people and carries Siemens Healthineers, Adidas and Puma alongside a large insurance and logistics base. You get Bavaria’s 3.5% transfer tax — the lowest in the country — without Munich’s pricing. It is the cheapest way into a Bavarian market.

Watch for

Apartment prices are still around 10% below the Q2 2022 peak. Stabilising, not recovered.

Hanover

Home to the world’s largest exhibition grounds, with Talanx, Enercity and a substantial Volkswagen presence in the region. Hanover corrected harder than most northern cities after 2022 and has been slow to recover — which is the opportunity and the warning in the same sentence. A market you buy for cash flow, not for capital growth.

Watch for

One of the sharpest post-2022 corrections in northern Germany. Make sure your comparables are recent.

Bremen

Bremen is its own federal state, so it sets its own transfer tax, building code and statistics — you get a city-state’s data quality at a fraction of Hamburg’s price. Airbus, OHB and ArcelorMittal anchor employment alongside the container port at Bremerhaven.

Bremen carries the highest per-capita public debt of any German state. Watch municipal infrastructure spending.

01 · Confirm you can finance it

Before viewing anything. Non-resident buyers are typically capped at 50–60% loan-to-value, so 40–50% equity plus closing costs has to be liquid and provable. German lenders also cap the monthly payment at roughly 35% of gross income.

02 · Agree terms — informally

Offers in Germany are made verbally or by email and bind nobody. Neither side is committed until a notary records the contract, so treat an accepted offer as an intention, not a deal.

03 · Notary drafts the contract

The notary is neutral — not your lawyer. The draft must reach both parties at least two weeks before signing. In the major cities many notaries will produce an English version; if not, bring a sworn translator.

04 · Sign the loan first, then the purchase

In that order. Bank valuations in 2026 have been coming in around 10% below asking price, and that gap must be covered in cash — it cannot be added to the mortgage afterwards.

05 · Notarisation (Beurkundung)

The notary reads the contract aloud in full and both parties sign. If you cannot attend, a notarised and apostilled power of attorney lets a representative sign for you.

06 · Tax, payment, and the Grundbuch

The transfer tax assessment arrives within weeks and is due about a month later. Only once it is paid does the notary release the land-registry transfer. Registration itself takes a further 4–12 weeks — budget 3–6 months end to end.

What it costs to close

Since December 2020 the buyer pays at most half the total commission. Set to 0% for an owner-direct sale.
