KfW 458 heating grant for condos in WEG: Sondereigentum eligible from 21 Jul 2026, applications live end‑September

Owners of condos in a WEG can use KfW 458 for heating swaps in Sondereigentum under rules effective 21 July 2026. KfW says the updated application flow goes live end‑September 2026; know the stacks and traps.

What changed on 21 July 2026

KfW adjusted the terms of the BEG “Heating grant for private persons – residential buildings” (program 458) with effect from 21 July 2026. The scheme continues to fund renewable heating and network connections, but the bonus structure and some technical confirmations changed. In particular, the former Efficiency Bonus and the Emissions Reduction Surcharge ended for applications after 20 July 2026. KfW states its application confirmation (BzA) screens will reflect the new rules from September 2026; until then the legacy bonus fields may still appear but do not create claims. KfW also confirms that condo owners in a WEG are eligible when the heating swap is carried out in their Sondereigentum. KfW is migrating its expert portal used to create BzA/BnD confirmations, with the new portal starting on 25 September 2026. KfW communications on the 2026 BEG overhaul also say that applications under the updated terms are expected to be possible from the end of September 2026. Plan around this cut‑over if your installer or energy expert is preparing documents now. Who applies in a WEG: Sondereigentum vs. Gemeinschaftseigentum

If the measure is in Sondereigentum (for example, a split heat pump unit serving one apartment), the individual condo owner files their own 458 application in “Meine KfW.” A joint WEG application or a power of attorney for third parties is not permitted for Sondereigentum. ([kfw.de](https://www.kfw.de/inlandsfoerderung/Privatpersonen/Bestehende-Immobilie/F%C3%B6rderprodukte/Heizungsf%C3%B6rderung-f%C3%BCr-Privatpersonen-Wohngeb%C3%A4ude-%28458%29/))

If the measure is in Gemeinschaftseigentum (for example, a central plant), the WEG files a Base application (Basisantrag) for the building. A duly authorised person files it—either the WEG’s administrator (with current appointment protocol and, if applicable, register extract) or, if there is no administrator, an owner authorised by WEG resolution. Self‑using owners who are entitled to a climate‑speed bonus and/or income bonus then file an individual Add‑on application (Zusatzantrag) for their own unit within six months of the Base application’s grant decision and before submitting the building‑level evidence. ([kfw.de](https://www.kfw.de/inlandsfoerderung/Privatpersonen/Bestehende-Immobilie/F%C3%B6rderprodukte/Heizungsf%C3%B6rderung-f%C3%BCr-Privatpersonen-Wohngeb%C3%A4ude-%28458%29/))

How much: cost caps and stacking of bonuses

Eligible costs are capped per building based on unit count: €28,000 for the first unit, €15,000 each for units 2–6, and €8,000 each from the 7th unit. For Add‑on applications in a WEG, this building cap is split equally per unit to determine each self‑user’s maximum considered cost slice. KfW’s example with seven units yields €111,000 in total eligible costs and €15,857.14 per unit for add‑ons. ([kfw.de](https://www.kfw.de/inlandsfoerderung/Privatpersonen/Bestehende-Immobilie/F%C3%B6rderprodukte/Heizungsf%C3%B6rderung-f%C3%BCr-Privatpersonen-Wohngeb%C3%A4ude-%28458%29/))

The Base grant is 30% of eligible costs. Self‑users may stack the 16% climate‑speed bonus (for replacing defined fossil or old systems) and an income bonus of 10%, 30% or 40% depending on taxable household income; the presence of at least one minor child raises the income threshold by €10,000. Overall, KfW caps the total rate for self‑users at 70%, and at 80% for self‑users with taxable income up to €30,000. KfW examples show these caps cutting back computed totals where necessary. ([kfw.de](https://www.kfw.de/inlandsfoerderung/Privatpersonen/Bestehende-Immobilie/F%C3%B6rderprodukte/Heizungsf%C3%B6rderung-f%C3%BCr-Privatpersonen-Wohngeb%C3%A4ude-%28458%29/))

Program 458 can be combined with KfW’s bridge financing “Ergänzungskredit 358/359,” but you cannot double‑subsidise the same cost item with another federal program (e.g., BAFA grant or BEW) at the same time. The BEG‑EM guideline permits cumulation in principle but forbids it with certain federal schemes for the same costs; Länder or municipal top‑ups are generally possible within public‑funding limits. Check the exact cumulation clauses before signing anything. ([kfw.de](https://www.kfw.de/inlandsfoerderung/Privatpersonen/Bestehende-Immobilie/F%C3%B6rderprodukte/Heizungsf%C3%B6rderung-f%C3%BCr-Privatpersonen-Wohngeb%C3%A4ude-%28458%29/))

Application timing and documents in 2026–2027

Before you apply you must have a contract with your installer that includes a condition precedent/resolution tied to the KfW grant decision; retrofitting such a clause after signing is not allowed. Applications must always be filed before works start on site. For ownership, an Auflassungsvormerkung suffices at application; by evidence submission you must be on the land register. ([kfw.de](https://www.kfw.de/inlandsfoerderung/Privatpersonen/Bestehende-Immobilie/F%C3%B6rderprodukte/Heizungsf%C3%B6rderung-f%C3%BCr-Privatpersonen-Wohngeb%C3%A4ude-%28458%29/))

KfW says BzA/BnD will be migrated to a new expert portal starting 25 September 2026. KfW has also said that applications under the updated 2026 terms are expected to be possible from end‑September 2026. If your expert has draft BzA entries in the old system, make sure they are finalised or recreated in the new portal as required. ([kfw.de](https://www.kfw.de/partner/KfW-Partnerportal/Multiplikatoren/Online-Best%C3%A4tigung/Info-Expertenportal/index.jsp?utm_source=openai))

For self‑users who apply for the new income‑bonus under the 21 July 2026 rules, KfW indicates that uploading final evidence for payout will likely only be possible from January 2027. Factor this into cash‑flow planning; the grant is reserved at commitment, but payout depends on timely evidence. ([kfw.de](https://www.kfw.de/inlandsfoerderung/Heizungsf%C3%B6rderung/Nachweiseinreichung/Checkliste-Nachweiseinreichung-WEG-Zusatz.html?utm_source=openai))

Pitfalls for foreign owners and WEGs

Do not start works or sign an unconditional contract before the grant application—KfW treats that as a disqualifying project start. Ensure your installer or an energy‑efficiency expert creates the BzA first, then sign a contract with the KfW condition, then apply. ([kfw.de](https://www.kfw.de/inlandsfoerderung/Privatpersonen/Bestehende-Immobilie/F%C3%B6rderprodukte/Heizungsf%C3%B6rderung-f%C3%BCr-Privatpersonen-Wohngeb%C3%A4ude-%28458%29/))

For WEG Base applications, ensure the administrator’s appointment protocol and, where applicable, the register extract of the WEG‑administrator company are available. Sub‑powers of attorney are not accepted. For Sondereigentum measures, the unit owner must apply personally; the WEG cannot file on their behalf. ([kfw.de](https://www.kfw.de/inlandsfoerderung/Privatpersonen/Bestehende-Immobilie/F%C3%B6rderprodukte/Heizungsf%C3%B6rderung-f%C3%BCr-Privatpersonen-Wohngeb%C3%A4ude-%28458%29/))

Foreign‑sourced income must be evidenced with certified translations for the income‑bonus check. If the land register still shows only a priority notice (Auflassungsvormerkung), that is acceptable at application, but you must be fully registered by evidence stage. ([kfw.de](https://www.kfw.de/inlandsfoerderung/Privatpersonen/Bestehende-Immobilie/F%C3%B6rderprodukte/Heizungsf%C3%B6rderung-f%C3%BCr-Privatpersonen-Wohngeb%C3%A4ude-%28458%29/))

Finally, watch bonus caps: KfW will trim computed totals to a maximum of 70% (80% for self‑users at taxable income up to €30,000). And if your BzA still shows legacy bonuses, selecting them has no effect for post‑20 July 2026 applications. ([kfw.de](https://www.kfw.de/inlandsfoerderung/Privatpersonen/Bestehende-Immobilie/F%C3%B6rderprodukte/Heizungsf%C3%B6rderung-f%C3%BCr-Privatpersonen-Wohngeb%C3%A4ude-%28458%29/))

What you can and cannot combine with 458

You may pair the 458 grant with the KfW Ergänzungskredit 358/359 for bridge financing. You may also receive state/municipal top‑ups, subject to public‑funding ceilings. However, you cannot claim another federal subsidy for the same costs (e.g., BAFA’s BEG‑EM grant or federal heat‑network schemes) alongside 458. These cumulation rules flow from the BEG‑EM guideline published in the Federal Gazette; check them against your case. For bespoke structuring, ask an energy‑efficiency expert and, where relevant, a German tax adviser.
